The urban communities offer the sale of a 100-acre integrated urban area in New Sphinx

The New Urban Communities Authority offered to sell a plot of land of 420,000 square meters, equivalent to 100 acres, in the new city of Sphinx on the Cairo-Alexandria Desert Road, with the aim of establishing an integrated urban project.

The authority set the selling price per square meter at 1725 pounds, which means that the total value of the land is approximately 624.5 million pounds.

Structural requirements

Regarding the building requirements, the authority indicated that the building percentage does not exceed 20% of the total area of ​​​​the plot of land, with an occupancy factor of 0.45. High armed forces of the region.

The offering is made according to the immediate land allocation mechanism, and purchase requests are received at the Urban Communities Authority until August 15th.

Implementation period

The implementation period is five years, calculated from the date of issuance of the first ministerial decision, according to the authority.

Method of payment The payment percentage is completed up to 20% of the land value in Egyptian pounds (10% has been paid and the 10% the company is committed to paying within a month from the date of notification with the approval of the Board of Directors if the allocation is approved) in addition to 1% administrative expenses and 0.5% council Trustees), provided that the final price approved by the main real estate committee is dealt with

Terms of payment

The rest of the price of the land is paid in 10 equal semi-annual installments in Egyptian pounds, the first installment of which is due 6 months after the date specified for paying the advance payment, provided that all installments are loaded with the prescribed financial burdens according to the average interest rate announced on the Egyptian pound by the Central Bank for a period of three months prior to the due date of the installment in addition to 1% in accordance with the instructions of the Ministry of Finance and 0.5% as administrative expenses.
